Once you’ve found your dream home, we will do a walk around with you through the home and conduct a FREE soft Home Inspection to ensure you are aware of deficiencies that you can use to your benefit during negotiations. We’ll then conduct a Comparative Market Analysis to ensure that the home is price at or near market value to ensure you do not overpay for the property. We’ll then write up your offer with clauses and conditions tailored for your protection and benefit. Once we have negotiated a price that is to your satisfaction, the home is conditionally sold.
Your home is conditionally sold. What next?
Congratulations. You’ve conditionally purchased a home. Most commonly, you have an offer conditional on Financing and Inspection. You may have been pre-approved through your bank but if not, our Mortgage Partners would be able to give you preferred interest rates unbeatable by most banks. Once your financing has been approved, it’s time for the Inspection. You’ll have contacted an inspector or we may have referred one to you, either way, YOUR HOME INSPECTION IS ON US! Your home is now pending closing
You’ve completed financing and inspection and your deal is now firm. Your lawyer will take over from here and conduct the Title Search and the Name Transfer. You’ll probably need a moving truck.
